ENSURE YOUR DEVELOPMENT COMPLIES WITH UK BUILDING REGULATIONS

The legislation governing building regulations is constantly changing and becoming increasingly compound. From the simplest of work to the most complicated large scale projects, all building work will need to pass these standards. KPCL has the knowledge and experience to make this part of your project as easy and less disturbing as possible.

The Building Control department of your local authority or a private certified approved building inspector will check the building regulation drawings to ensure that they comply with the current UK Building Regulations. Once the drawings have been approved, a building control officer from the council or a private officer will visit the construction site several times during the construction process to ensure that the building work is carried out to a sufficient standard.

The officer will come at the beginning of the construction work and several times after to verify that work is correct. Thereafter for one final time, the officer will come to issue a certificate of completion, assuming the work has been completed to the UK building regulations. The building control officer has the power to refuse the issuing of a completion certificate if the building work does not comply with the regulations.

This is why it is best to choose a company which has experience with the current building rules to ensure that your project is granted a completion certificate. Without a certificate you can risk making it impossible to sell or have a mortgage over.

BUILDING REGULATIONS APPLICATIONS

An application placed under this procedure need to include floor plans and other documents showing all construction details. It is advised that you send this off in advance on when it is time to start work on your site. Your local authority will check your plans and inform any appropriate authorities (e.g. Thames Water, fire safety). To complete this procedure they must issue you with a decision within 5 weeks or if you agree a maximum of two months from the date of depositing the application.

If your plans are complied with the building regulations, you will receive a notice confirming they have been approved. If your local authority is not satisfied, they may ask you to send in amendments or provide more details. If the proposed work is refused, the reasons will be stated in the notice.

Your local authority will carry out inspections of the work once it has been started. They will issue you with a completion certificate, provided that they are satisfied that the works comply with the Building Regulations.

You can also apply for Building Regulations approval submitting a full building control application.

You can apply for Building Regulations approval from your local authority Building Control Service by completing a building notice as well as submitting building control drawings.

For a building notice plans are not required with this process so it’s quicker and less specified than the full plans application, but this is for small internal construction changes for example: wall removals or chimney removals etc. It is considered to enable some types of building work to get completed quickly.
Once you have informed your local authority that you are about to start work by submitting a building notice, the work will be inspected as it develops. You will be advised by the authority if the work does not comply with the Building Regulations. If before the start of work, or while work is in progress, your local authority requires further information such as structural design calculations or plans, you must supply the details requested.
